Position Title:
Maintenance Technician
Position Function :
   Responsible for repair and maintenance of assigned properties.
Employment Status:

Supervised By :
   Regional Maintenance Coordinator and State Maintenance Director
Position Summary: Provides direct support for repair and maintenance needs on assigned National Management Corporation (NMC) managed properties. The Maintenance Technician working under the supervision of the Maintenance Coordinator will provide hands-on services/work to assure emergency and routine maintenance needs are properly addressed. This is a non-management position.
Requirement:
  
• Experience in working with maintenance needs and emergency repairs with housing and commercial units.
• Ability to coordinate concurrent maintenance and other projects within budget, quality & time parameters.
• General understanding and preferred experience with basic plumbing, carpentry, electrical and HVAC work practices.
• Ability to accept supervision and communicate clearly when work needs are beyond skill set or capacity.

Position Title:
Site Manager
Position Function :
   Responsible for day to day oversight and support and/or responsible for repair and maintenance of assigned properties.
Employment Status:
   Part time
Supervised By :
   District Property Manager
Position Summary: Provides day to day guidance and support for property management functions on assigned National Management Corporation (NMC) managed properties to ensure that the properties are well maintained and effectively operated. The Property Site Manger working under the supervision of the District Property Manager and the Compliance Manager provides support and hands-on service support to assure compliance with NMC, USDA Rural Development, HUD, Low Income Housing Tax Credit Investor property objectives. This is a non-management position.
Requirement:
  
Collect rent, deposit money and submit needed information to the Corporate Office on or before the 5th of each month.
Advertise properties in local and surrounding area papers
Maintain files for tenants, service contracts, and inspections.
Maintain posted items. Respond to phone calls and inquiries. Attend inspections, pest control visits. Notify tenants of repairs, inspections, etc.
Show apartments, process applications, handle details of move-outs. Complete recertification and income verifications as needed and required by the governing body.
Site Manager shall have quality organizational skills, computer skills and at least basic knowledge of bookkeeping and accounting. Site Manager shall have solid interpersonal skills and the ability to work with tenants and co-workers to resolve issues
